Significant Heating Savings on the Way for 1,800 Copenhagen Apartments

Thanks to intelligent monitoring and control of heating consumption, around 1,800 apartments in Greater Copenhagen are on track for significant energy savings. These apartments, spread across approximately 45 properties owned by PFA Ejendomme and managed by Capital Investment A/S, have recently been equipped with intelligent heating control systems.

“The decision to install intelligent heating control was based on PFA's CO2 targets and a pilot project we conducted together at PFA’s property ‘Kanslerhus’ in Kanslergade, Østerbro, Copenhagen. During the test period, which spanned both summer and winter months, residents achieved an 18% reduction compared to the previous year. This is a major step in the right direction when measured against PFA's goal of reducing CO2 emissions from its property portfolio by 33% by 2025,” explains Henrik Lund Stærmose, CEO of Neogrid Technologies.

Neogrid Technologies specializes in intelligent energy management for public buildings, housing associations, and office properties. Their intelligent, forecast-based energy management system offers significant savings in both resources and costs.

“Intelligent heating control can instantly take a substantial bite out of heating costs in older properties. The savings depend on the outdoor temperature, with the largest reductions occurring during cold winters. Despite a relatively mild winter, the pilot project delivered savings that exceeded our expectations,” says Peter Morgan, Property Manager at PFA Ejendomme.

PFA Ejendomme, like many large companies, already faces requirements to provide ESG (Environmental, Social, and Governance) reporting.

“This makes access to the collection and processing of environmental data highly significant. It’s not just about setting goals and monitoring progress toward reducing environmental impact but also about identifying risks and opportunities related to it. Capital Investment A/S recommended that PFA Ejendomme proceed with Neogrid Technologies' intelligent heating solution, highlighting that it not only monitors the system but actively manages heat supply. Based on results from Kanslerhus, there is clear potential for savings during both winter and summer.

The system includes small sensors that measure humidity and temperature in apartments throughout the day and week. Using this data combined with current weather forecasts—considering temperature, sunlight, and wind—the system dynamically regulates the optimal required flow temperature. It communicates continuously with the heating system’s motorized valves, thermostats, and energy meters. This ensures only the necessary amount of energy is supplied, resulting in significant savings on heating bills without compromising comfort. Typically, the flow temperature can be reduced by 10 degrees, and depending on outdoor conditions, this results in consumption reductions of 10–30%.
